We get it. Price-per-square-foot used to be the gold standard. But today? It’s only one piece of the puzzle.

  • Bigger doesn’t always mean more valuable. Function, layout, and lifestyle matter more.

  • Appraisers have rules. They typically won’t compare your 1,400 sqft jewel box to a 2,800 sqft mansion—even if it’s next door.

  • Buyers search in brackets. $609K with a $10K credit sounds nice, but it misses the buyer who’s capped their Zillow search at $600K. We dropped a listing to $599K and it flew.
